Abstract
The development of information technology is growing rapidly in various
fields, especially in the field of construction, it is necessary to have a technology
system that is able to integrate everything into one. One of the technologies in the
AEC (Architecture, Engineering and Construction) sector that is currently
developing in the world is BIM (Building Information Modeling). This research will
apply BIM to 5D (dimensions) modeling in the substructures of building X using
Tekla Structures software, then calculate BOM (Bill of Materials) and compare the
volume and requirements between modeling using Tekla Structures software and
manual calculations using Microsoft Office Excel software. . The results of this
study indicate that the BOM with modeling in Tekla Structures software for
concrete 39,42 m³ and reinforcing steel 24309,66 kg is more than manual
calculations with Microsoft Office Excel software. In other words, the difference is
0,39% for the volume of concrete and 2.09% for the need for reinforcing steel. Then
for the budget plan (RAB) with modeling in Tekla Structures software of
Rp.59.026.000.000,00 while the manual calculation with Microsoft Office Excel
software is Rp.58.468.500.000,00. The difference between the two is
Rp.557.500.000,00 with a deviation rate of 0,9% or rounded to 1% of the value of
the planned budget (RAB). Meanwhile, in terms of quality, the test of the
compressive strength of concrete obtained an average result of 35,563 MPa with a
standard RKS (Work Plan and Requirements) technical of 30-35 MPa, and the
project experienced the highest delay in the 12th week with a deviation of -5,88%.
