Abstract
Building is one of the constructions that can be used for the public activity, building construction will also affect many aspects, the educational and economic aspects. In its implementation, the building has many obstacles or constraints, cost, time and environment so that optimization efforts are needed to obtain utilization value in accordance with the agreement between the owner and developer. Optimization of time and cost by using the Duration Cost Trade Off method with the addition of working hours (overtime), the results obtained are shortening the duration and cost management. In the construction project, the Construction of the Central Laboratory building of Life Sciences, University of Borneo Tarakan has a normal duration of 265 days at a cost of Rp.69,826,000,000. After optimizing time and costs with the addition of several variables, the addition of working hours resulted in the addition of 1 working hour a reduction in duration to 239.47 days at a cost of Rp. 69,438,961,143.25. With the addition of 2 working hours, the optimum duration is reduced to 219.85 days at a cost of Rp. 69,131,115,775.10. In the addition of 3 hours of work, the duration is reduced to 206 days at a cost of Rp. 68,904,023,224.28. For this reason, the most optimum addition of hours is the addition of 3 hours with an optimum percentage value of 22.264% duration and an optimum percentage value of 1.320% cost. The difference in duration is 59 days and the cost difference is Rp. 921,976,774.72.
